I never recommend property management to anyone at all. It is a very terrible business to be in. I own 11 homes and I wish I never bought a home in my life.

For one thing if the property is in bad enough condition then it will not qualify for traditional financing, which means that you have to have money down and/or the knowledge of how to structure the deal where you can have the seller carry the paper.
Another thing that is always overlooked by the novice investor is that you have to have reserves for holding costs, fixing costs, and selling costs. Believe me when i tell you that it costs money to pay the note while the house is being fixed and you will always run into unexpected costs during renovations, and it is not easy nor is it cheap to sell a house in a buyer's market!
